PROJECT STATEMENT
OBJECTIVE:
Owners bought a 96 year old brick, ranch bungalow in need of repair just North of Sports Authority Field at Mile High.  They wanted more living space and a transitional designed home built with modern standards preserving as much of the original house as possible.

CHALLENGES:
•	Original home encroached a very restrictive 5 foot side setback minimum.  All new addition work would not be allowed to encroach.
•	96 years had taken a toll on much of the original brick
•	To get additional living space meant expanding the existing house on a very tight lot

SOLUTION:
•	Lot size and setback restriction would not allow the expansion horizontally, the additional square footage was achieved by adding a second level.  The back of the house was expanded in order to accommodate the access to the new 2nd floor without sacrificing usable floor space in the existing footprint.
•	Because of the restriction on side setback the 2nd floor addition was inset from the existing main floor walls.  This increased engineering, but it also served to provide a mid-level roof which helped connect the new to the original house
•	Professionally restored the integrity of the original brick and then painted the brick in order to blend the original to the new transitional modern design.
•	In order to keep the connection between the new transitional modern design and the 1920’s architecture, all window sizes and locations were left unchanged and the original main level ceiling height was retained. 
•	Removed crumbling roof and porch enclosure to revealing the original brick porch adding a new porch roof with timber beam and truss and tongue and groove ceiling.
•	Removed all interior walls to accommodate a new open floorplan.
•	White painted cabinets and quartz countertops with stainless steel appliances contrasted with dark hardwood floors and gray walls with white trim created a clean transitional feel.
•	Additional square footage was achieved with the 2nd story addition, adding a master suite with a vaulted ceiling, laundry room, two secondary bedrooms with window seats and a secondary bath.
•	A deck was added to the addition and a two-car freestanding garage was added off the alley.

Bow Mar Mountain Makeover

The owners are long-time residents of the BowMar neighborhood and own two properties in the neighborhood; they lived in one and leased out the other.  It was time for an upgrade to their lifestyle, so the owners began looking at options available to them.  Weighing all of the costs, options, variables, and the years of relationships they had built in the community the couple decided to undertake a full transformation of their investment property and move into it, turning their former home into their rental property. 

•	The exterior was transformed from plain blonde brick to cedar, stone and stucco to give it a Colorado mountain look

•	Newly vaulted ceilings were finished in timber giving the home a natural, warm glow generously highlighted by the light from the new skylights. 

•	Sunlight streams into the home from an outdoor living space created using a covered tongue and groove patio and a folding window wall that opens to the main family area.

•	A guest suite with external access was built onto the rear of the home, and a separate addition to the garage provides two extra indoor parking spaces.

•	The master suite was enlarged and features a newly designed bathroom complete with large soaking tub and generous enclosed shower

Indian Hills Remodel Tuscan Treasure

This property sits in Indian Hills, on a mountain overlooking the city.  The 6000 sq. ft. 1950’s era house was outdated.  

The owners wanted a Tuscan look for the exterior and an open, flowing floor plan for the interior of their home.

Challenges faced during the remodel: 
•	The owners lived in their house during the remodeling.
•	New heating and cooling systems were added to the home during the cold winter months.  
•	The interior walls were composed of load-bearing cinderblock. 

Results:
•	Tan stucco, cinnamon-colored stone, and bone-colored banding were added to the exterior surfaces of the house to impart a warm, Tuscan feel.
•	The roofline was transformed from a flat roof, to a hip roof in keeping with the Tuscan aesthetics.
•	A large Portico was built as a part of a two-story addition welcoming visitors into the home and ushering them into a large, open foyer with an overlooking Romeo and Juliet second-story balcony.
•	A two-story addition also allowed an expansive newly-designed master suite to be constructed.
•	Several walls were opened up including two main-floor bedrooms allowing the newly designed floor plan to incorporate a large family room and an open, flowing feel perfect for entertaining.


Golden Addition & Remodel Mountain Retreat

2010, COLORADO AWARDS FOR REMODELING EXCELLENCE 1ST PLACE WINNER, SPECIALTY ROOM

We had previously added on a 5-car garage addition.

With this project, the owners wanted to covert the existing 4-car garage into a family recreation room with indoor/outdoor access to interface with the mountain environment. They wanted an oversized wood-burning fireplace inside and outside.   They did not want a rustic style, but a classic, traditional design to connect the mountain environment and lifestyle and take advantage of the views. They also wanted a private home office.

What We Did


*Existing unfinished garage space was converted to an open floor plan with a media area, recreational area and full kitchen with abundant storage space.
*Used full-lite double French doors with sidelights and transoms above to let the light and views in and give full access to the new outdoor living area
*Professional grade kitchen with sit-up bar was added for family eating
*Upstairs storage room was converted to a warm “manly” home office with refinished oak floors, a new flagstone fireplace, refinished paneling and a ¾ bath
*New outdoor living area created with a flagstone masonry fireplace and a large flagstone patio. The porticos were designed to match the existing front porch.
5” hand scraped Walnut floors, traditional white trim, granite countertops, slate backsplash and warm wood cabinets and natural flagstone fireplace combine the traditional and the mountain look

Denver Kitchen Remodel Blue Palette

This kitchen resides in a 1940’s era brick ranch-style home.  True to the period kitchen design preferences, the kitchen was a small, narrow workspace that was tucked away from the adjacent formal dining room.  It was accessed via a narrow doorway, and was intended to remain out of sight.  The existing cabinet volume and countertop workspace were limited.

A new design was crafted which showcases the new modern aesthetics, increases the functionality, and opens the space up to have a more natural flow.

•	The wall separating the kitchen and the dining room was removed, exposing beautiful brick details and creating a warm, open flow between the two rooms.  The kitchen is now a highlight of the house, no longer hidden from view.  

•	Cabinet storage space and counter-top workspace were increased dramatically to enhance the kitchen’s functionality.  A modern flat-panel induction stovetop maximizes the available cabinet space.

•	Stunning granite countertops, dark wood-paneled cabinets, a uniquely patterned tile backsplash, stainless steel appliances, and a cool blue color palette were implemented to give the kitchen an elegantly modern look. 


Parker Addition & Remodel Wide Open Spaces

The owners wanted to upgrade their dated 70’s home which had an old narrow rear loaded alley kitchen and small family room. They live on rural horse property with active outdoor lifestyle. They wanted to integrate their outdoor lifestyle with their indoor living space.

What We Did


*Existing Kitchen, Nook, and Family Room were expanded to create an open great room feel.
*Large windows and full-lite atrium doors were added to the rear wall to take advantage of the views of their property and open it to the outdoors.
*Family Room fireplace was removed and replaced with a large bay window.
*Dining Room wall was removed to open it to the new living area.
*Entire exterior was renovated with stucco and stone.
*The new added and remodeled space lends itself to family and entertaining activities with a new central three-way fireplace, tile and wood flooring and large, spacious upscale kitchen.

Denver Exterior Update A Refreshing Look

2008, COLORADO AWARD FOR REMODELING EXCELLENCE, 2ND PLACE WINNER, EXTERIOR REMODEL

The owners wanted to upgrade the “plane Jane” box exterior of an eight year old scrape off to match the quality and appearance of their revitalized  neighborhood.

What We Did


*Enhanced the front elevation by extending the width of the front porch, converting study window to an atrium door that opens up to a new hardscape flagstone patio, enclosed by a curved stone wall.
*Wood siding around second story was replaced with new stucco and attractive band details; existing stucco was refinished with a new texture and color; stone wainscot was added on the front and rear; and old wood front door was replaced with a new eye-catching door with a glass inset.
*Wood wing fences were replaced with new wrought iron to match neighbor’s.
Porch and walk replaced with stamped concrete.

Arrowhead Inteiror Makeover Contemporary to Colorado

2010, COLORADO AWARD FOR REMODELING EXCELLENCE, 2ND PLACE WINNER, DETAILS

The owners moved to Colorado from California. They loved the lot, setting, house and mountain views, but did not like the very cool, monotone and contemporary style of their living area. They wanted to bring the surrounding Colorado mountain environment inside and warm up the space.

What We Did


* The existing contemporary entertainment center was replaced with a new cultured stone entertainment center, warmed by Rustic Cherry cabinets, a faux suede niche and rough sawn timber posts. Keeping the arch and pillar design but reducing the “bulk” of the structure, the room feels more spacious
* Stone continues to the Entry side of the entertainment center and is further augmented with a faux suede art niche, enhancing the mountain feel
* Creative use of the existing fireplace design, by filling in the open “cage” structure and wrapping it with cultured stone veneer and replacing the marble tile and blue-gray glass with a natural flagstone cap and log set creates an open “mountain” fireplace
* Hard to reach shelves and a plain drywall stairwell were given more interest by using cultured stone veneer matching the entertainment center and fireplace
* Faux painting the existing front door and stair railings with a Rustic Cherry grain and refinishing the stairs in hardwood warmed and enriched the existing wood tones
* Earth tone paint colors drawn from the colors in stone and moss are used to further enhance the desired “mountain” atmosphere
* Upper and lower levels are given separation using natural stone steps

The owners wanted to renew and remodel their 1985 home with the major emphasis on the Kitchen and Family Room as an entertainment space and to take advantage of their lake views. They also wanted to upgrade the surface finishes.

What We Did


* New Kitchen design for the island to have seating space required removing the structural wall by the refrigerator, opening the Kitchen to the Family Room
* The new Natural Cherry cabinets, soapstone countertops and stainless steel appliances, travertine tile floors and new lighting combine to create a warm and inviting entertaining area
* The sunken Living Room and Family Room floors were raised to the same level as the Kitchen to create a more open and uniform feel and update the old 1985 design
* Both fireplaces were converted from wood burning to gas and updated from the old brick to stone
* Hardwood floors in the Living Room, Family Room, Stairs and Loft warmed the entire space
* Refinished existing beams
* Replaced old wood railings with new Hemlock railings and newel posts and wrought iron balusters, combine to give the entire living area a more open, integrated feel
* Warm paint colors brightened and tied the upper and lower areas together
* Existing double hung windows replaced with new large picture windows to take in the lake view

SCOPE:

*Bring style and excitement to a small 23 year old kitchen
*Enhance functionality with more floor space, countertop space, and cabinet space and walk-in pantry
*Design kitchen island as a family focal point
*Provide a work center for family use

RESULT

*Reconfigured the floor plan to meet the kitchen objectives
*Expanded kitchen into old Dining Room
*Converted un-used Living Room into new Dining Room
*Reconfigured Entry to accommodate a pantry
*Installed new cabinets, countertops, tile floor & backsplash, appliances and lighting
*Created a walk-up work counter wired for computer use
*Opened up kitchen by removing dropped ceiling which required moving the 2nd floor plumbing hidden above
*Room reconfiguration achieved the desired open and enlarged kitchen, an improved Dining Room and open Entry
*Perimeter cabinets in Rustic Pecan with a warm Sage finish contrast the island dark Chestnut finish, granite countertops, slate accented backsplash and new lighting created style, and compliment the existing Family Room
*In addition to its beauty the feeling of openness in the re-designed kitchen allows for greater flow in the floor plan and functions well for entertaining, and included improved storage

2008 COLORADO AWARD FOR REMODELING EXCELLENCE HONORABLE MENTION WINNER, LANDSCAPE REMODEL

The client is the original owner of this thirty year old suburban home and loves the area.  She made the decision to stay at this house versus buying a new home, but she wanted to create a great outdoor living space so that she could enjoy entertaining her large circle of family and friends.

What We Did


*Replaced rotting redwood deck and pergola with a new maintenance-free synthetic deck and vinyl pergola
*Expanded the area to include a covered deck outside master bedroom and added a new full-light door from the master to give access to the future hot tub
*Created a gazebo which includes a beautiful outside stone fireplace and gas barbeque which allows for outdoor entertaining in all seasons
*Deck design created a multi-use hardscape
*Overall look and size compliments the large, private backyard
*The simple look of the home is enhanced by building an outdoor area that takes advantage of the beautiful Colorado climate
*Use of low voltage deck lighting and the chandelier in the gazebo adds ambience and creates an inviting atmosphere for entertaining past sunset

Castle Rock Breakfast Nook & Sitting Room Addition

Project Statement

Objective:
•	Create a new informal Nook that allows the owners to enjoy the beautiful, expansive view of their rural property 
•	Design  a small intimate Hearth Room
•	Define two separate areas in one large space open to existing kitchen

Solution:
•	The informal Nook was designed with a three sided addition using large windows on all three sides to frame the beautiful views
•	Definition of the Hearth Room was achieved by partially closing the passage to the Living Room and adding a fireplace wrapped with an elegant stone surround

Results:
•	An open yet defined design gives a sense of two separate rooms, but blends the openness of the kitchen and living room
•	Natural light fills the open room from the see-thru fireplace and the glass above the mantle; as an added benefit the fireplace can be enjoyed from both the Hearth Room and Deck 
•	Creative use of existing design elements and finishes allowed the new construction to blend seamlessly with the original structure
